Delay factors in failed construction projects in southwestern Nigeria

Abstract

This study was carried out with a view to showing the contribution of delay factors in the overall consideration of failed construction projects in south western Nigeria. This is considered necessary because the traditional view of construction project failure as consisting mainly of structural or functional failures tends to excuse delayed and abandoned projects so numerous in the country. The study was carried out in the six states comprising the south western zone of the country, namely; Lagos, Ogun, Oyo, Osun, Ondo and Ekiti. Data was collected by means of a comprehensive set of questionnaires and interviews and was analysed using Friedman's non-parametric (K-related sample) test. The result showed a rather large number of delayed and/or abandoned projects in the region. Only 24 projects were completed without delay out of 3407 projects handled in the preceding 10 years. Funding and payment factor, with a coefficient of 8.23 was the most ranked factor causing delay, followed by administration, design faults and equipment with 7.91, 6.21 and 5.36 coefficients respectively. It is concluded that project delay in south western states of Nigeria is generally caused by fund related factors
